APPLICATION REQUIREMENTS
HOLDING DEPOSIT
If you are interested in renting the unit and holding the unit off the market until your applications are complete, a $1,000 (with US credit, doubled without) non-refundable holding deposit which transfers to your security deposit can apply. After the holding deposit is made, the application must be completed within 24 hours.
HOW TO APPLY

Please send your application on this link with the complete application requirements noted below please provide a $35 application payment to complete the application process. You will be charged $35 once your application is processed.
Please upload the following documents with your application:
A copy of government issued photo-id (e.g., driver’s license, passport, military ID, etc.) - one copy each for your co-signer and for each tenant applying
The Tenant's and Co-signer's proof of income / employment (e.g., paystub, bank statement, social security, W2s, Form 4506 from the IRS, Bank statements etc.) that show 3x rent requirement
Copy of the Tenant's UC Berkeley ID and UC Berkeley/Your college acceptance letter (if available)
Scholarships/funding documents from your college or external organizations (if available)
A letter of employment if you work on-campus or off-campus (if available)
Letter of financial support from your guarantor
Additional documents for international students:
Copy of I-20
Completed rental application
Passport
Previous month's bank statement
Letter of recommendation (if any from former landlord/student housing)
Letter of financial support from your guarantor
US guarantor (if available and highly recommended). A guarantor is usually a parent or friend who legally agrees to pay the rent to the landlord when you default. They sign the lease on your behalf and agree to all the terms of the lease. They must also meet specific criteria set by the landlord to sign the lease for you.
4. Once your application is complete and your application is approved we will send you the lease online.
Academic Housing Rentals, Inc. is the master tenant. A sub-tenancy agreement will be signed between Academic Housing Rentals, Inc. and our guests.
RENT PAYMENT
Once your application is approved and the lease is signed, the first month and last month's rent and security deposit are due on the same day that the lease is signed.
OTHER RELATED FEES.
Monthly Utility Fee per Person: $150/month/person
For PGE (electricity & gas) bills that exceed the monthly cap amount stated on the lease, the remainder of the bill will be charged to the guest directly
We prioritize one year rentals
Sublease management processing fee: $500 (if available)
Cleaning fee (to cover general cleaning and deep cleaning upon move out) per semester:
$350 per person (includes weekly cleaning of common areas)
$250 per person for the summer term
