Job Title: Resident Student Housing Community Manager

Must be based in Berkeley, CA or within a 10-20 minute drive from Berkeley.
Academic Housing Rentals Inc. (AHR) provides co-living community housing for academics. Our fully furnished accommodations are ideal for students, visiting scholars, researchers, and working professionals. Responsibilities:
Work closely with our team to ensure smooth operations and effective communication.
Cleaner Coordination:
Coordinate with the cleaning staff to ensure regular cleaning of the premises. Managing Cleaning Hours: Schedule and manage the cleaning staff's working hours, ensuring adequate coverage. Develop and manage a cleaning schedule for the cleaning staff, ensuring all areas are cleaned regularly and thoroughly.
Open House Tours: Conduct tours for potential residents, showcasing the housing facility and answering any questions they may have.
Inventory Report: Maintain an inventory report of all supplies and equipment, ensuring they are well-stocked and in good condition.
Community Management: Foster a positive and inclusive community environment, addressing any concerns or issues raised by residents.
Turnovers: Coordinate and manage the turnover process when residents move in or out, including inspections, key handovers, and necessary repairs.
Check-ins: Conduct regular check-ins with residents to address any concerns, provide assistance, and maintain a high level of resident satisfaction.
Maintenance: Coordinate with contractors and vendors for maintenance and repairs, ensuring timely completion and quality of work.
Community Events: Organize and oversee community events to promote engagement and a sense of belonging among residents.
Key Turnover and Management: Maintain a secure and organized system for key turnover, ensuring accurate records and appropriate access.
Supplies: Monitor and restock supplies, such as cleaning materials and common area amenities, as needed.
On-Site Marketing: Assist with marketing efforts, including flyering, postering, and promoting discount deals for residents.
Creates a positive tenant environment.
Collaborate with Residents and third party service agencies (cleaners, maintenance etc) to ensure effective service needs of tenants, including participation in relevant property management/resident services meetings.
Plans, directs, coordinates, and administers all aspects of the housing services, residence life, and related facilities.
Taking inventory of units during turnovers and in the common areas
Provides exceptional customer service to residents and acts as a liaison between the public, internal departments, and prospective students. Manages administrative and student employees.
Directs and oversees the day-to-day management, custodial and administrative functions of the students and school housing facilities.
Address and mitigate resident concerns and/or issues.
Refill & supply replenishments: Toilet paper, Paper towel, Handwash, Dishwash liquid, Dishwashing soap, Laundry detergent, Fabric softener, Cleaning supplies, Printer paper and printer ink, Multipurpose cleaning supplies, Face masks, Hand sanitizer, Sharpie and post-it notes
Maintains congenial relationships with all residents, is understanding of and sensitive to cultural background, economic status, those with special needs, and adheres
Conduct site inspections and property walks to maintain property curb appeal.
Manages the day-to-day administration of the property office, including answering telephones during normal business hours; interacting with residents in a courteous and professional manner; sorting, distributing, opening and answering mail daily; coding invoices daily; and handling resident inquiries and concerns.
Ensures the community areas are clean and well organised, and that it and the staff are presentable to the public.
Develops a sense of community among property residents by maintaining good resident-to-resident relationships, staff-to resident relationships, staff-to-staff relationships, and nurturing positive interactions and activities at the property.
Ensures all site staff responds to all resident maintenance requests or complaints in a timely, efficient and courteous manner.
Develops and provides support to resident, as needed and as requested by residents
Create/Update preventative maintenance work orders.
Reviews completed and outstanding maintenance work orders.
Manage the move-in process.

Walks entire property daily to be sure the common areas, laundry, etc. are in good condition.
Supervises move-in and move-out procedures.
The Community Manager must provide competent conflict resolution and have practical de-escalation skills.
Requirements:
Previous experience in property management, student housing, or a related field is preferred.
Excellent organizational and time management skills.
Strong communication and interpersonal skills.
Ability to effectively coordinate and manage multiple tasks and priorities.
Proficiency in using basic computer applications and software.
Availability to work up to 30 hours per week, with flexibility in scheduling.
Willingness to live on-site (if housing is provided).
